I own a rental property; do I need to get my gutters professionally and regularly cleaned?
The short answer is yes.
During a tenancy period, the real estate or landlord is responsible for arranging a professional to maintain the properties gutters.
Unfortunately, we do hear from Landlords and even the occasional Real Estate agent that they have been letting their tenants clean and maintain the gutters.
This is not only extremely dangerous but also a litigious nightmare. Letting someone clean your gutters that are not qualified and suitably insured can lead you to a lot of trouble and while leaving you unsure if the work has been carried out correctly.
The Residential Tenancies Authority (RTA) explains that if there is a blockage due to leaf fall, tree roots, mud, sludge, etc., this is the owners and/or real estate’s responsibility to ensure these are maintained to a working standard.
However, if in the case that a tenant has caused a blockage to the property’s gutters such as a child’s toy or a ball, this then becomes the tenant’s responsibility to rectify or notify the real estate to work out the best way to rectify this issue.
